Whether you’re in the property industry or not, you will likely have heard Boris Johnson talk about ‘build, build, build’ whilst announcing the biggest planning law relaxations since the Second World War. But what do these changes entail?

The purpose of the new regulations is to make it easier for us to build better homes where people want to live, according to the government. This will include making it easier to re-use or re-build existing vacant residential and commercial buildings with less red tape and a new fast-track planning approval process.

Residential Sector

The good news for developers, and house buyers by extension, is builders will no longer have to go through the existing arduous planning process to demolish and rebuild empty/out of use properties (both residential and commercial) if they are then to be re-built as homes.

If you’re currently a property owner, you will now be able to build space above your property quickly, subject to neighbour consultation, thanks to a new fast-track planning approval process.

The Commercial Sector

As for the commercial sector, the changes mean landlords will be able to change their buildings to residential use without the need for a planning application. Again, a significant change to help the government meet its aim of providing more and better homes where people want to live.

Developers and owners will also have more freedom to change the use of their buildings even if they remain within the commercial sector, in certain circumstances, without needing approval.

Build, build, build is a significant development, and one which should not only provide better new homes, but that should significantly bolster the housing market’s recovery too.
